Demand concentrates on the south-west corridor between Palma and Andratx, where sea-view villas with pools and staff quarters trade briskly, and on the Tramuntana, where restored fincas on protected land are effectively supply-capped.

Non-EU buyers can purchase freely; budget roughly 10–12% in transaction costs (ITP transfer tax, notary, registry and legal fees). A NIE number and a Spanish bank account are the practical prerequisites.
